Tips to Troubleshoot Common Issues With Your Home’s Water Heater

Factors like age and frequent use take a toll on your home’s water heater. It can eventually develop problems that disrupt its normal function. Learn how to troubleshoot minor problems before they become larger and costlier ones later.

Check the Power Supply

If you have an electric water heater, check its power supply. An electric water heater that stops heating water normally could have a tripped breaker. Reset the breaker as necessary. Likewise, inspect the wiring connections to ensure they are not frayed or loose.

Reset the Thermostat

Many electric water heaters today also have reset buttons. To reset the one on yours, first turn off the power at the circuit breaker. Next, locate the reset button. You should find it by removing the upper access panel and then peeling back the insulation and plastic cover. Reset buttons are typically red.

Press the button firmly until you feel or hear a click. If the button trips again or does not reset, you’ll need to contact us to repair or replace the thermostat or faulty wiring.

Flush the Sediment Out of the Tank

Flush the sediment out of your home’s water heater at least once a year. Municipal and well water can leave behind mineral deposits that compromise how well water heaters work. To flush the sediment, turn off the water heater’s power and then allow it to cool for at least 30 minutes. Shut off the cold water inlet valve, which is at the top of the heater.

Locate the drain valve at the bottom of the tank and attach a garden hose to it. Direct the other end of the garden hose to the floor drain or outdoors to prevent flooding. Next, turn on one of the hot water faucets in your home to relieve pressure.

Open the drain valve and allow the water to drain out of the tank until the tank is empty. The water might look cloudy because of the sediment in it. Flush the tank with fresh water by opening the cold water supply valve. Allow the water to continue running out of the hose until it’s clear.

Inspect the Heating Elements

Once or twice a year, inspect the heating elements in the water heater. An electric water heater will have an upper and lower heating element. If it stops heating water normally, it may have a faulty heating element that needs to be replaced.

Check for Leaks

Routinely check around the base of the water heater for leaks. Small leaks can quickly become larger and more damaging ones. If you find pooling water or water trickling out from under the water heater, contact us to repair the leak.
